We start all conversations by understanding and setting goals with the owner.  We do offer a simple straight-line commission, yet we also like to think outside of the box with programs that can meet specific targets and incentives.  We strive to exceed all expectations and it is vital for us to understand the specific goals for your investment property from the beginning.

When you choose Teton Homestead to manage your property, we will provide the following services:

Perform an initial home inspection to evaluate the state of the home and any necessary repairs. We then mandate an annual inspection that is vital to the upkeep and maintenance of your investment.
Advertise the property on our website, which is promoted through various other advertising mediums.
Collect and hold a security deposit to cover any damages to the property caused by the renter.
Coordinate ad hoc maintenance, as well as regular seasonal maintenance such as chimney sweeping, sprinkler turn on / shut off, etc. If you have a maintenance person or prefer to perform the maintenance yourself – no problem; we’ll take the call and coordinate accordingly. If not, we work with the most reputable companies in and around Teton Valley to provide speedy responses to maintenance requests.
Provide a monthly statement of rent collected, any maintenance or other expenses, commission, and your payment.
Provide access to an owner portal that allows visibility into the inventory, maintenance, and upkeep of your property investment.
Evaluate comparable properties and work with you to determine an optimal rent rate.
Thoroughly screen and select renters; including background, credit, and reference checks.
Collect first and last months rent monies upon move-in, then monthly thereafter and work to remediate any delinquencies.
Provide 24/7 availability to renters for emergencies with the property.
Submit your monthly payments via secure direct deposit (ACH), directly into your bank account.

OUR FEE STRUCTURE

Our fee structure is fixed for long-term property management. We keep a flat percentage of all rent monies collected. Long-term property management requires a minimum 1-year contract, and we do offer a multi-property discount rate.

PROPERTY OWNER PORTAL

Property owners have 24/7 access to our online portal. This allows our owners to review the following information at any time.

  • View and download monthly report packets from Teton Homestead.
  • View completed property or unit inspections.
  • Submit maintenance requests.
  • Securely contribute funds to the property of their choice via eCheck (free) or credit card (online processing fee applied).
  • View and download documents that have been shared by Teton Homestead.
  • Provide consent to receive a 1099 electronically only, and download a copy of their 1099.
